Having read the other reviews, I bought this book with high expectations. I was very disappointed. The book lacks details and contains too much cursory, trivial and anecdotal information. For example, the author explains that public records are listed in alphabetical, he gives great examples of which mobile office equipment to buy and describes over and over how wonderful the internet is but glosses over important details like actual examples of what exactly you find in the public records and examples of how to determine if a deal is worthwhile or not. He talks about due diligence and that one should research the public records to get information from 50 different places. He even goes on to tell a story about a women who didn’t do enough research and ended up with a ,000 tax lien attached to her pre-foreclosure property. Again though, he never shows any examples or those records or HOW to use those records to determine if a deal is worthy or not. His step-by-step process is not detailed enough to put into practice without doing tons more research. The book seems unfocused and often times wanders away from the point. Overall not a very practical book but probably a pretty good buy if you know nothing about foreclosures, pre-foreclosures or home buying in general.

Someone from another country once said, this book is no good for another country and gave it low ratings… Well, duh! U.S. law only applies to U.S. stuff. This book is by far one of the best guides on pre-foreclosures and should be considered as the beginner’s guide for bank foreclosures. Also, when the title says ‘distressed’ real estate, it’s not talking about bad properties but rather properties with their mortgages no longer being paid.

The difference is important because distressed properties suggest run down stuff. When actually, a lot of preforeclosures are great houses and for one reason or another the owner no longer chose to pay for it.

Overall a good guide. Also on another note, I only buy books BY investors not marketing gurus or writers. Lucier is a REAL investor, with personal experience. Those are the type of authors you want to read from. Here are other books by REAL investors:

Foreclosure investing is all the rage nowadays, but Thomas Lucier tells you why you must get in during the PRE-FORECLOSURE phase to really make the big bucks. There’s just too much competition for properties once they reach foreclosure.

The author suggests that you get to the properties before they reach foreclosure by doing your homework and locating the properties early. A letter writing campaign is his preferred method of contacting the foreclosees (is that a word???) and will follow up with subsequent letters should he not hear back from the homeowner.

In addition to step by step instructions for locating properties and acquiring them, Lucier gives a treasure trove of information which you can use along the way to help make your job easier. He includes literally hundreds of websites and even provides his email address to provide help to those who need it.

The book covers all the bases, however, it didn’t leave me motivated. The author mentions all of the pitfalls and hard work required in this business and clearly doesn’t try to mislead the reader into thinking it will be easy money. I appreciate the honesty, but must admit I won’t be pursuing pre-foreclosures at this time. However, I haven’t ruled it out for the future, and should I choose to do so, the book will serve as a great instructional manual in my quest.

I bought this book seeking information, but the useful information in this book–which is not great–can be found with a 10 minute internet search. The balance of the book actually addresses the emotion of owning a distressed property. The authors spend a good bit of time discussing religion, which is completely inappropriate for a book of this nature.

When I ordered this book I did realize that the authors were trying to cash in on The Housing Crisis, but at the time there were not a lot of books on this topic; and I thought for ~ maybe it’ll have a few bits of good information. I was completely wrong. This book is not worth the paper it was printed on, and certainly not worth the time it takes to read it.

The authors are a married couple with little formal education to speak of–in a state of destitution they discovered they could make a living as real estate agents. With the fall of the housing market they opportunistically began “helping” desperate home owners to dispose of distressed properties. They claim altruism, but their guise is very thin.

If you are the owner of a distressed property it would behoove you to hire a competent real estate attorney. Likewise, if you wish to read an informative book about dealing with a distressed property, it would behoove you to select a book written by an attorney or another person of similar credential. I have not yet found such a book, but am actively searching; and you should keep searching as well.

The title suggests a book that is very topical today. While that’s accurate, the text is very lightweight in its treatment of the issues. It’s ok, but to me the text is more brochure-ware than financial reference or guide.

I just stumbled across a website about two weeks ago that had a few excerpts from this book. I was intrigued, so I ordered a copy. I could not put the book down! It resonated deeply with me and since then I have noticed a huge change in my business. I’ve been a realtor just over a year, and of course was trained in the Old School methods of farming, listing postcards, etc. – tried and true, but just not right for me. I surely am not one to do cold calls or knock on doors – but I DO like to have fun!

Right away I knew these teachings were right up my alley, and I implemented several of the suggestions right away. You would not believe how many clients have magically dropped in my lap since last week! And the lunches with friends – oh, yeah!!

My whole paradigm has shifted and it’s all due to this book and the refreshing new way of approaching real estate. I actually bounce out of bed each morning and can hardly wait to get to work. Jennifer’s book has changed my outlook on life!

An absolute must read for new agents, and a much needed thought provoking read for experienced agents.

As a newer real estate agent myself, I have spent a fair amount of that initial capital outlay on books. Face it, it is often difficult to be trained by your broker because they are very busy people. So you buy books and read in your spare time.

I have a small library that I have bought and read through, many of the authors are considered the “Giants” of the industry. I wish I had bought this book first (I would have a much smaller library). I started to say that Jennifer Allan is quickly climbing the stairs to the Mt. Olympus of Real Estate training, but it is more like she is at the base of the bean stalk and cutting away and bringing many of the “Giants” down to Earth.

Jennifer, no pun intended, speaks to your soul with a fact filled, experience based, conversational style of writing that makes you feel as though you are sitting with a friend discussing your career in real estate and some of the main “how to’s”, “how comes”, and “what ifs” are placed simply before you.

If you are a current real estate agent, or are thinking of becoming a real estate agent and the thought of representing someone beyond even your own interests (which is how it is supposed to be as an “agent”) is the driving force in your personal ethic, then this book is for you. If you intend on subscribing to the code of ethics involved in becoming a REALTOR because it speaks to that same personal ethic and you truly subscribe to “The Golden Rule”, this book is for you.

If you are one of the members of the real estate profession that has contributed to the cause of this profession being so mistrusted, remember…it isn’t too late to effect change. This book is for you, too.

    The Definitive Guide, January 21, 2004

    I recently decided to look into investing in residential real estate, but I didn’t know enough about the financial risks and rewards to determine whether this would make sense for me. So I decided to give myself a quick education by reading the best books I could find on the subject. I had to wade through a lot of get-rich-quick-without-any-money books to find the good ones, but I wound up with ten books that looked like they had good, solid information for would-be investors.

    After working my way through all ten books, I can tell you without reservation that Gallinelli’s book is head and shoulders above the rest. There was something to be learned from each them, of course, but the others tended to get a bit fuzzy about the financial details, often substituting simplistic rules of thumb for real analysis or doing a hand wave just about the time I needed hard information. Worse, there was a disturbing lack of consistency among the books where they did provide financial details, and there was no obvious way to sort out which book had the right take on a particular calculation or financial ratio. And it seems to me that, important as general principles may be, if the financials don’t work then nothing else matters very much.

    Fortunately, Gallinelli took me right down into the nitty gritty stuff and showed me, step by step, just how the whole business works. He was also the only author to even consider the possibility that I, as a modern-day investor, might have the ability to run these calculations in a spreadsheet, and he provides clear instructions for entering the required formulas in Excel. Not that you have to be an Excel user to benefit from this book; the financial analyses he describes are absolutely essential to knowing what you’re getting into, and you need to run them whether you do it on a calculator, use packaged financial analysis software, or build your own spreadshet. But for those who do know how to use Excel, it’s a tremendous benefit to have the step-by-step instructions right there.

    After reading this book, I now understand how to figure out the total return on a residential property from all it’s sources, including operating income, depreciation writeoffs, equity accrual, appreciation, and capital gains benefits, and I know how to calculate the effect of leverage on each of these sources. Better still, based on the formulas Gallinelli provides, I can quickly see how these sources play off against each other to predict my total return on investment in any particular scenario. More than any other book I read, this one prepared me to analyze a candidate property and evaluate its potential return, allowing me to determine whether it’s a good investment and, if so, under what price and financing conditions. Based on what I’ve learned, I’m now shopping for apartment buildings to make my first acquisition.

    Of the ten books I purchased, nine now sit on my shelf within easy reach. But this one sits right next to me and will always be close at hand. If you are thinking about investing in real estate, buy this book and read it before you do anything else. It’s that good.

    Required Reading for Real Estate Investors, April 23, 2004

    Before you invest into income-producing real estate, be sure to pick up a copy of Frank Gallinelli’s excellent book, What Every Real Estate Investor Needs to Know About Cash Flow…And 36 Other Key Financial Measures: Guidelines, Formulas, and Rules of Thumb for Making Money in Real Estate. While the title may sound somewhat forbidding, the book is so well-written and accessible that even novice investors who wouldn’t know a cap rate from a rate of return can quickly and easily master key concepts such as present value, gross scheduled income and discounted cash flow. Better yet, Gallinelli offers free spreadsheets that you can download from his site that do the numbers-crunching for you. I like to think that I’m a pretty savvy investor, but, thanks to Frank and his amazing formulas, I narrowly avoided overpaying for a five-story office building in the Chelsea section of Manhattan. While there’s no guarantee that the seller will accept my lower offer, I feel confident that, if I do get the deal, I will be paying a fair price now that Frank has taught me how to do the math.

    I recently asked a potential joint venture partner to send me some profit projections. What I got was an eye opener. My prospective partner was clueless about rates of return, generally accepted accounting terminology, and real estate calculations in general. Her seven year projection spoke of: “Money Partner ROI” (180%), “Average Yearly ROI” (25.8%) and “Average Yearly Compounded ROI” (15.9%). How the first two were computed (or what they meant) were impossible to ascertain. Apparently they were returns without compounding. The third was an unsuccessful attempt to compute the Internal Rate of Return (the correct calculation was 17.3%). IRR, the industry standard and the means professional investors use to compare alternative investments, was unknown to this mathematically-challenged young lady. If, like my prospective partner, you feel your grip on the mathematics of real estate investing is a little shaky, then this is the book for you.
    The first half of the book is an unusually clear and up-to-date discussion of the gathering and use of data needed to make investment decisions–plus a running commentary, sometimes humorous, on real estate investing in general. This section alone is worth the price of the book.
    But wait, there’s more! The second half lays out most of the mathematical tools needed to invest in real estate. Each short chapter covers one topic with definitions and examples offered in clear, jargon-free prose. Topics include: Internal Rates of Return, Net Operating Income, Gross Rent Multiplier, Net Present Value, discounted cash flow, calculating taxable income and much more.
    Plus, there’s a nice bonus. The book directs you to their free website where calculators for many of the more complicated transactions are available. I recently used the website’s IRR calculator to compute the return of seven years worth of annual cash flows plus the sales proceeds from reversion. Elapsed time: under one minute.
    Oh yeah, I recently purchased a second copy of the book for my mathematically-challenged woman friend. Hey, she understands real estate–she just can’t do the math!

This is a great book for anyone thinking about buying a house in today’s market. My wife and I bought a home about 5 years ago and had a pretty bad experience. I wish we knew the great information in this book before we started the whole process.

If you are a first time buyer, this book will save you a ton of stress.

If you are like us and buying again, it will make your experience go much smoother and probably save you a few headaches.

After reading Mark Kennedy’s Credit Repair Black Book and finding it very useful and informative, I decided to grab his book on home buying since my wife and I plan to buy a home as soon as we are able. This book was extremely helpful and shared a ton of information I just did not know. There have been so many changed in the real estate and mortgage world over the last few years since we bought our last house, that this book will be invaluable to us when we start shopping. My recommendation: if you are even thinking of buying a house in the near future, you need this book.

Simple to read, does contain some fluff, but I did like some of the insight in the book—-completely makes sense and I am very pleased I purchased it!!
Does have telephone scripts for cold calls that come into the office and gives some basic phone ettiquette lessons, which I liked.

As a 20+ year Real Estate Broker training an associate in a very difficult market I found this book excellent. Actually, some training companies used phrases and dialogues similar to this when I was training so many years ago. This book is the back to the basics…the real basics of Real Estate. I recommend this as a refresher for the old salesmen and brokers and the new agents. Refreshing, to the point and excellent dialogue. BUY it and go back to the basics! It works!

This is the second book of Jennifer’s I’ve read, the first was “If You’re Not Having Fun Selling Real Estate, You’re Not Doing it Right.” I’m a new agent and felt that much of what I was asked to do was “icky,” and all the authors recommended to me by my broker such as Brian Buffini and Mike Ferry, among others, underscored that icky feeling. I have a background in customer service, real customer service, and in nonprofit. I do have a soul and a conscience that I cannot leave at home while I go off to work and help others sell or buy real estate. Maybe I won’t be as successful as quickly as others if I don’t “soft” beg all my friends and acquaintances for business, or especially by the “hard close.” What kind of referrals would one really get after that? I used to think I wasn’t cut out for sales because I cared about people and wanted to make sure that the product I sold them was something I really believed in and that I knew would be beneficial to them AND that they really needed or wanted. Jennifer changed all that because she allows us to be genunine human beings, and with that you get many referrals since we all want to deal with honest and decent people. She’s really the only author I’ve come across thus far that abides by this philosophy and I can’t thank her enough for writing the Soul series. Highly recommended if you too have a soul and don’t want to sell it out.

I have read all of Mrs Allan’s books.

This book is excellent like the previous ones. I especially like the section on Social networking and new media. It prompted me to start a blog and I feel really good about it.

Basically, Mrs Allan tells you that you don’t have to do anything that makes you feel icky. You don’t have to go ”outside of your comfort zone” or comply with any other theory that will make you do stuff that just don’t feel right.

It is not about aggressively pursuing prospects, it’s about winning their trust. And you feel wonderful the whole time you’re doing it. Your main goal is to first be competent, then to earn your client’s trust and finally you get to impress them with the best service they ever had. Isn’t that a great way to work at a great career?

No cold calling for me and I managed to do quite well in my first year. Read all of Mrs Allan’s books and visit her web site too!

I’m surprised to be the first reviewing for this album here. It is 11-11-11 but ‘Days’ was released 10-18-11. Is this album taking a while to sink-in or is it entirely forgettable?

Given my five stars I’m definitely in the former category. But there is a catch. Yes, I think that this is an album that may take some time to sink in. When it does, you will find it beautiful and lovely. Every song will unfold like a little gem of blissful pop. Its liquid guitar melancholic swoosh will be enveloping and nurturing.

And yes, it will be entirely forgettable. This is music of the now. You will listen to it a dozen times, maybe more. You will then shelf it and forget it. Ten years from now someone will rummage through your catalogue (assuming you have such a thing) and will say: hey, what’s this with those houses? And you will say: Oh yeah, let’s put it on. ‘Days’ will sound vaguely familiar. Like, yah, I liked that song. That was good — strum strum strum — strum — Meh.

Whatever happens in the future, in the now, Real Estate’s ‘Days’ *is* beautiful. It is a lovely collection of songs strung together seamlessly with melodic hooks, soft guitars, and a dude who’s a little afraid to sing. Given how we consume music, if this album stays on high rotation for 2 weeks, it’s a winner. Thing is, it may take 2 weeks to fully grasp.

But is longevity the purpose? How many albums you come back to? In the Aeroplance Over the Sea? Endtroducing? Disintegration? Doolittle? Innervisions? When was the last time you listened even to those?

‘Days’ will fill-in the days between.

If this Real Estate CD was a house, it would be beach front property. I have listened to it maybe 30 times through since I got it for xmass and I’m still not tired of it. This is a complete album and you can listen from start to finish. I am always more critical when I hear new music for the first time and one of my critiques was that all the songs sounded the same to me. But it’s irrelevant when you get into it, it creeps into your head and suddenly you’re singing the hooks while your doing what you do.

The band uses simplicity to it’s full advantage, and I think simple is smart. The riffs are very easy to learn on guitar, but by overlapping three guitars with different musical ideas, it creates a really drawing effect on the listener. The lyrics are good too. Clean, easy, cool.

One of the best new cd’s from underground artists in 2011 definitely.

Well Researched Real Estate Book

The author seems to know exactly how to buy, manage, and sell real estate and puts it across in words that are easy to understand for a novice like myself.

I was impressed with the detail and methods of acquiring property at reduced prices. It was very useful in my search for my first rental property.

Much of the information in this book you can tell was learned first hand by the author and much of the advice seems to be very reliable and accurate.

There are many tips and lessons of real estate investing that I have not seen or heard anywhere before. If your looking for some real world investing advice spend the 99 cents to buy this ebook.

Upon the completion of reading this book, I realize that the authors have set a new and comprehensive standard for real estate investors. Investment in Real Estate is an interesting and often frustrating process. Don’t let the title fool you, this is a SERIOUS book for serious real investors whether novice or veteran.

The authors obviously know their subject, which is highly diverse. You are guided around pitfalls, and problems. It’s almost like you have a wise sage holding your hand because the authors have “been there and done that”. I appreciated their candor and honesty throughout the book, but in particular their take on the “information guru’s” who sell their get-rich-quick real estate tapes and CD’s on the unsuspecting public.

All you other real estate authors take note. You have a new standard to shoot for. Five stars, easy.

I have done some investing on my own but wanted to learn more about real estate. This book is awesome. It covers the basics and more complicated real estate investments. I now know what types of real estate I am going to pursue and how to analyze them. I read the entire book but I am sure I will keep coming back to it for the worksheets and checklists.

I am only mid-way through this book but it has already answered so many of my questions (that another book did not)! I am new to real estate investing but not new to real estate. This book is layed out (like the rest of the Dummies books) in a very easy to follow format. It points out items to definitely remember when considering transactions and also points out warnings.

Also, since they have no agenda other than to help you understand the process, they did not try to sell you anything (i.e.; get rich quick schemes). This Dummies book gives it to you straight — Why you should invest in real estate; How real estate investments stack up against other types of investments, such as stocks, etc.; The benefits of building your wealth by staying in for the long term; What cash flow to expect in the short term, including the possibility of negative cash flow.
